Out here in Las Vegas, decks don’t just “age” — the sun and heat dry them out, crack the grain, and bleach the color quick. We prep the wood so the stain actually bonds, then use a finish that can handle the Vegas bake.

Most deck wear we see is straight physics: extreme heat + UV drives moisture out of boards, then cooler nights pull a little back in, so the wood expands and contracts until you get checking (little cracks), splinters, and raised grain. Because the ground is often loamy alluvial soil with caliche, water from irrigation or a monsoon burst tends to run and pool in weird spots—so you’ll get “dry-as-toast” boards right next to a damp corner, which stains uneven and peels sooner. Summer is roughest for application: hot boards flash-dry stain too fast, so we work around shade windows and surface temps. Common homeowner symptoms are gray/fuzzy wood, black mildew dots in shaded corners, slick spots, and stain that looks patchy after one season. The durable fix is clean → brighten/neutralize → sand where needed → stain at the right moisture/temp, and we pay extra attention to end-grain and horizontal surfaces because that’s where Vegas damage shows first.
